The Labour government has confirmed a phased implementation of Awaab’s Law, delaying full enforcement until 2027.

Key Changes & Timeline:

• From October 2025: Social landlords must fix damp, mould, and emergency repairs within set timeframes.
• By 2027: The law will expand to require landlords to fix all dangerous hazards, ensuring stricter accountability.

Current Landlord Responsibilities:

• Landlords already have a legal duty to keep homes fit for human habitation and meet the Decent Homes Standard.
• The government insists they must continue fixing dangerous issues before full enforcement of Awaab’s Law.

Government’s Position:

Angela Rayner stated:

“We have a moral duty to ensure tragedies like the death of Awaab Ishak never happen again… Our new laws will force [landlords] to fix problems quickly.”

While the delay allows time for landlords to adjust, campaigners may see it as a setback in tackling unsafe housing conditions.
