New research from TwentyCi’s Property & Homemover Report (April 2024–March 2025) reveals stark regional differences in the UK housing market. The South East has become the most difficult region to sell a property, with homes achieving just 95.6% of asking price, a 26.5% fall-through rate, and 41% requiring price reductions.
Despite high demand, affordability issues driven by rising mortgage rates are slowing sales—only 50% of listings sell, compared to the 55% UK average.
In contrast, Scotland tops the rankings with homes selling in just 49 days, a 78.6% success rate, and sellers often achieving 105.4% of the asking price, thanks to its ‘offers over’ bidding system and streamlined legal process.
Average property prices further highlight the gap—£494,000 in the South East vs. £232,000 in Scotland.
