The latest on housing supply: indicators of new supply.

The Government has just released its updated Live tables on housing supply: indicators of new supply.

They can be seen here, and here are the latest live indicators on housing supply in England, drawn from the government’s “Housing supply: indicators of new supply” release — a leading quarterly update ahead of full annual figures:

Key Supply Indicators (Q1 2025 – Jan to Mar)
  • Building works started: ~ 29,300 dwellings

    • +17% from Q4 2024, +38% year-on-year

  • Buildings completed: ~ 36,580 dwellings

    • −13% from Q4 2024, −12% year-on-year

  • New EPC lodgements (proxy for new homes): ~ 50,570

    • −14% year-on-year

Latest Indicators (Q4 2024 – Oct to Dec)
  • This release includes 8 live tables, adding open-data versions for the first time gov.uk+4gov.uk+4gov.uk+4

  • It integrates EPC new-build data, adjusted for demolitions, to estimate new supply since the March 2024 annual net additions gov.uk+15gov.uk+15gov.uk+15

Broader Supply Context
  • Annual net additions (2023–24): ~ 221,070 homes, −6% year‑on‑year

  • Planning approvals Q1 2025: 39,170 homes (lowest since 2012)

Interpreting the Data
  • The seasonal bounce in starts shows developers are still active, though the dip in completions and EPCs suggests supply inertia.

  • Combined with record low planning approvals, this signals a slowdown in new supply, which may challenge pledges like the Labour government’s 1.5 million homes promise
