For-Profit Provider Purchases 156 Affordable Homes in Kent

Park Properties Housing Association (PPHA), a for-profit registered provider, has acquired 156 affordable homes in Aylesford, Kent — its largest purchase to date. The homes, bought from UK housebuilder Barratt Redrow, will house approximately 648 people and comprise one- and two-bedroom flats, as well as three- and four-bedroom houses.

The development, known as The Poppies, also includes plans for green space, a primary school, and a medical centre. Construction will take place over the next three and a half years, with the first homes due for completion in December 2025.

PPHA partners with housebuilders to deliver affordable rent and shared ownership properties across England. Since its acquisition by Manchester-based social impact investor HSPG in 2020, PPHA has expanded from six affordable rent units to more than 1,500 units, with a combined open market value of £500 million.

Daniel Watson, Head of PPHA Acquisitions at HSPG, said: “We are committed to getting more affordable rental homes on the market as soon as possible. This urgent need is evident from the latest statistics, which show that there are more than 172,000 children living in temporary accommodation.”

Earlier this year, PPHA also purchased 179 homes across five schemes in Leicestershire, Northamptonshire, Suffolk, and Dorset from Persimmon Homes, reinforcing its rapid expansion in the affordable housing sector.
