The Furniture and Furnishings (Fire) (Safety) (Amendment) Regulations 2025 came into force on October 30, 2025, amending the 1988 regulations. Landlords and letting agents should be aware of these administrative changes:
Key Changes for Landlords & Agents
-
“Furniture” Definition Narrowed: Certain baby and children’s products (like cots, prams, and small mattresses) are now excluded from the stringent fire safety rules.
-
Swing Label Removed: The requirement for the display (swing) label on new products has been eliminated. The permanent fire-safety label inside the furniture remains mandatory.
-
Extended Enforcement Time: The time limit for enforcement authorities (e.g., Trading Standards) to take action against non-compliant products has been extended from six months to twelve months.
Note for Compliance: The actual technical standards for the fire safety of furniture have not yet changed, but further amendments are planned for the future. Landlords and agents should review office procedures regarding the disposal and acquisition of furniture to reflect these new labelling and enforcement timelines.
