The ONS has just published its ‘Private rent and house prices, UK: November 2025 which in summary says:
Private rents: Average UK private rents rose 5.0% in the year to October 2025, reaching £1,360 per month. This marks a slowdown from 5.5% in September and is the lowest annual rent inflation since August 2022.
Regional highlights:
- England: £1,416 (+5.0%)
- Wales: £817 (+6.7%)
- Scotland: £1,008 (+3.4%)
- Northern Ireland: £866 (+6.6%, to August 2025)
Within England, annual rent inflation was highest in the North East (8.9%) and lowest in Yorkshire & The Humber (3.8%).
London rents rose 4.3%, slowing for the 11th consecutive month; the capital remains the most expensive at £2,265 per month.
House prices:
Average UK house prices increased 2.6% to £272,000 in the year to September 2025, down from 3.1% in August.
By nation:
- England: £293,000 (+2.0%)
- Wales: £209,000 (+2.7%)
- Scotland: £194,000 (+5.3%)
- Northern Ireland: £193,000 (+7.1%, Q3)
Regionally, Yorkshire & The Humber recorded the strongest growth at 4.5%, while London saw prices fall 1.8%, the steepest regional decline.
Overall: Both rents and house prices are still rising, but at a cooling pace. Analysts expect continued moderation as market conditions adjust and revised ONS methodology helps smooth provisional estimates.
