UK Rents Edge Higher as Supply Pressures Persist

Average rents hit £1,343

The average UK rent rose to £1,343 in September 2025, according to the latest HomeLet Rental Index. This represents a 1.1% increase month-on-month and a 0.9% rise year-on-year.

Excluding London, rents were more stable at £1,141, up just 0.1% from August but still 1.5% higher than a year ago.


Regional picture

The strongest monthly growth was seen in:

  • Greater London: £2,199 (+3.3% MoM)
  • Northern Ireland: £957 (+1.7% MoM)
  • East Midlands: £917 (+1.4% MoM)

By contrast, rents fell in several regions:

  • Scotland: £1,004 (-1.7% MoM)
  • Wales: £924 (-1.1% MoM)
  • North East: £706 (-0.6% MoM)
  • North West: £1,084 (-0.6% MoM)

Market pressures

A HomeLet spokesperson warned that rising rents highlight the fragile balance in the private rental sector:  “Rents are continuing to slowly increase, and the market remains very finely balanced. The Renters’ Rights Bill is drawing closer, and while its aims are well-intentioned, the pace and scale of change, combined with rising costs, are forcing many landlords to reassess their long-term plans. That uncertainty risks constraining supply while demand remains strong.”

With tenants also squeezed by the cost of living, affordability remains a concern. HomeLet notes that this increases the likelihood of disputes, putting additional strain on landlord–tenant relationships.
